The roof surface and everything that penetrates it: shingle condition, granule loss, flashing, valleys, vents, pipe boots, and the seals around them. Then we go inside and inspect the attic and the ventilation. Most of what shortens a roof's life isn't visible from the driveway.

Because the attic shows you what a roof is really doing. Trapped heat and moisture cook shingles from underneath, which shortens the life of the roof and can void the manufacturer warranty on a new one. Yes. If the damage is localized and the roof still has service life in it, repair is the right call and we'll say so. Replacement makes sense when the shingles are at the end of their life, when there's damage across multiple slopes, or when you've already patched the same roof more than once. After a hail or wind storm, because most storm damage is invisible from the ground and carriers have filing windows. Before you buy or sell.
