Affordable Home Solutions inspects the roof, documents what we find, and hands you the evidence. What you do with it is your decision. We're roofers, not adjusters, and the difference matters more than most contractors in this market will tell you.

The basics

What is a roof insurance claim?

Homeowner's policies generally cover sudden, accidental damage from a named peril. For roofs in the DMV that usually means hail, wind, or a tree. They generally do not cover wear, age, or deferred maintenance, and that distinction is where most roof claims are decided.

An old roof that finally gave out is usually not a claim. An old roof that took hail in a documented storm often is, and carriers deny those as age all the time.

Two numbers decide what an approved claim is worth:

Your deductible

The amount you pay before the carrier pays anything, typically a flat dollar figure or a percentage of your dwelling coverage. You pay it. Always. More in the FAQ, because it's the most abused topic in this trade.

ACV or RCV

An actual cash value policy pays what the roof was worth on the day it was damaged, with depreciation subtracted for every year of its life. A replacement cost value policy pays that same depreciated amount up front, then releases the withheld depreciation after the work is completed and invoiced. Same roof, same storm, materially different check.

Which one you have is on your declarations page, and your agent can tell you what it means for your policy. We are not licensed to read your policy for you, and you should be skeptical of any contractor who offers to.

Where the line is

What we do, and what we don't

Virginia and Maryland both license public adjusters, and roofing contractors are not public adjusters. Under Virginia Code § 38.2-1845.12, only a licensed public adjuster can negotiate a settlement with your carrier on your behalf, or file a claim on your behalf, or advise you on what your policy covers. Maryland's rules match in substance, and a Maryland home improvement license does not change them.

You can always file your own claim and speak to your own carrier. Those are your rights as the policyholder. What the law restricts is a contractor doing it for you.

Most roofing companies in this market either don't know that or don't act like it. We'd rather tell you where the line is.

The last one is worth sitting with. Any contractor who guarantees your claim will be approved is either telling you something they can't know, or telling you what they intend to do about it. The hard cases

Denied and partially approved roof claims

A denial isn't the end of the claim. It's the carrier's position based on what their adjuster saw in the time they spent on your roof, and it can be revisited when there is evidence that wasn't in front of them the first time.

Roof claims in this market get denied for a short list of reasons:

  • The adjuster attributed the damage to age or wear rather than the storm
  • The damage did not meet the carrier's threshold, often a set number of hits in a test square
  • The adjuster inspected the wrong slopes, or inspected from the ground
  • The date of loss on the claim does not line up with a storm the carrier has on record
  • Hail bruising was present and was not found, which happens, because bruising does not always break the shingle surface

A partial approval is the harder problem

The carrier approves the slopes with obvious damage and leaves the rest, and you're holding a check that pays for part of a roof. Two options: re-document the slopes that were left out and ask your carrier to reconsider, or finance the difference and build the whole roof now. There are two payment structures and you see the exact terms in writing before you sign anything.

What we can do about a denial

Re-inspect, document what was missed, and give you what we found in writing. You submit it to your carrier as a request for reconsideration. Most denials we see are documentation failures, and documentation is fixable, which is why a second look is worth taking.

When you want someone representing you: you can hire a licensed public adjuster. A public adjuster works for you, not the carrier, and they are the only party other than you or your attorney who can legally negotiate your claim. They typically charge a percentage of the settlement. Virginia and Maryland both maintain public licensing records, and there are not many who handle roof claims in this market.

And if the answer stays no: you can still get the roof. That's what the financing is for. A denied claim isn't a verdict on whether your roof needs replacing.

What you pay

What a roof claim actually costs you

If your claim is approved for a full replacement, you pay your deductible. Your policy names the number. You pay it to us, we build the roof, the carrier pays their scope.

You pay your deductible. There's no version of this where you don't.

A contractor who offers to cover it, absorb it, discount it, or "work with you on it" is proposing insurance fraud. It is illegal in Virginia and Maryland, and the exposure is not only theirs. Your name is on the claim. When a carrier opens a fraud file, the homeowner is the one holding the policy they may lose and the loss history they carry to the next carrier. It is a common offer in this market, particularly after a storm, and it should end the conversation every time you hear it.

Roof insurance claim questions, answered

Will my homeowner's insurance cover my roof?

It depends on what damaged it and what your policy says, and those are two questions with different answers. Carriers generally cover sudden accidental damage from a named peril like hail, wind, or a falling tree, and generally do not cover wear or age. What your policy covers is between you and your agent. Whether you've actually got storm damage worth filing on is something we can check for free, and that's where to start.

My roof insurance claim was denied. What can I do?

A denial can be revisited when there is evidence the adjuster did not have. Most roof denials we see are documentation failures rather than coverage disputes: the damage got attributed to age, the wrong slopes got inspected, or hail bruising was present and was not found. We re-inspect, document what was missed, and give you what we found in writing to submit to your carrier as a request for reconsideration. If you want someone to negotiate on your behalf, that requires a licensed public adjuster, and you can hire one directly.

Why is my insurance company not paying for my roof?

Commonly one of five reasons: they attributed the damage to age or wear, the damage did not meet their hits-per-test-square threshold, their adjuster inspected the wrong slopes or worked from the ground, your date of loss does not match a storm on their record, or hail bruising was present and was not found. Bruising does not always break the shingle surface, which is why it gets missed.

My claim was only partially approved. What happens to the rest of my roof?
