We had our roof replaced last month by AHS and the process was great. Kevin Diaz came out and did a great job with the initial roof inspection and walk through of the process. Rama did a fantastic job with explaining the options and costs and getting everything setup and then keeping on top of everything. The crew was friendly and professional and did an excellent job with the install and the cleanup. Finally, Lukas Turner was great with the post install inspection and walkaround.

Just completed the final process for a new roof constructed by AHS. I was thoroughly impressed with AHS’s personnel specifically Brock Doctson. He took us through the entire process from talking to the insurance company to physically coming to the house for payment when needed. He explained the entire process in great detail and was very attentive in following up and answering any questions. AHS should be very proud of his work ethic. Will recommend this company to anyone.

Do You Need a Permit to Replace a Roof in Loudoun County?
Usually not. Loudoun does not publish roofing-specific permit guidance, so the state code governs directly: the Virginia Uniform Statewide Building Code exempts like-for-like roof covering replacement anywhere the design wind speed is 100 mph or under, and Loudoun is 90 mph.

The event to know: on August 29, 2024, 2.50 inch hail, tennis ball size, on Ridgetop Circle in Sterling. NOAA’s own storm report notes that numerous vehicles had their windshields broken, and the event carries $100,000 in logged property damage. Hail that dents a car will bruise a roof, and most of that damage is invisible from the ground. That's why our inspection goes up onto the roof and into the attic.

How Old Are the Roofs in Loudoun County?
Loudoun is the youngest housing stock we work and it is the reason the county matters. Ashburn’s median build year is 2000 and only 2.6% of its housing predates 1980. That sounds like a county that does not need roofs, and it is the opposite: 66.7% of Ashburn went up between 1990 and 2009, which puts the dominant roof cohort at 20 to 35 years old right now, exactly where a builder-grade shingle gives out. Whole subdivisions here were built out by one builder inside a tight window, so the roofs on a street are the same age and they fail together.

Do I need a permit to replace my roof in Loudoun County?
For a like-for-like shingle replacement, no. Loudoun County does not publish roofing-specific permit guidance, so the Virginia Uniform Statewide Building Code governs directly, and it exempts replacement of an unlimited amount of roof covering anywhere the design wind speed is 100 miles per hour or less. Loudoun is 90. A permit is required once the job goes structural, if your decking has to be fire rated, or if you’re in one of the county’s seven regulated historic districts. Is the Ashburn Historic District going to affect my roof?
Almost certainly not. The Ashburn Historic District is listed on the Virginia Landmarks Register, but it’s not one of Loudoun’s regulated districts, so it doesn’t carry a certificate-of-appropriateness requirement the way Waterford or Bluemont do. What’s far more likely to affect your roof in Ashburn is your HOA. Ashburn Village, Ashburn Farm, Broadlands, and Brambleton all review exterior changes including roof color and material, and that review is real and enforceable.
How bad is hail in Loudoun County?
Worse than anywhere else we work. Loudoun holds the largest hail on record in our service area, a 3.00 inch stone near Bluemont in June 2016, and NOAA logs severe hail on roughly 1.7 days a year here since 2010. The event people remember is August 29, 2024, when 2.50 inch hail hit Ridgetop Circle in Sterling and broke windshields across the area. 2023 alone brought five separate hail days. If your roof was on during any of those and nobody has been up there since, that’s worth a free inspection.
