We had our roof replaced last month by AHS and the process was great. Kevin Diaz came out and did a great job with the initial roof inspection and walk through of the process. Rama did a fantastic job with explaining the options and costs and getting everything setup and then keeping on top of everything. The crew was friendly and professional and did an excellent job with the install and the cleanup. Finally, Lukas Turner was great with the post install inspection and walkaround.

Just completed the final process for a new roof constructed by AHS. I was thoroughly impressed with AHS’s personnel specifically Brock Doctson. He took us through the entire process from talking to the insurance company to physically coming to the house for payment when needed. He explained the entire process in great detail and was very attentive in following up and answering any questions. AHS should be very proud of his work ethic. Will recommend this company to anyone.

The event to know: on May 2, 2016, 2.75 inch hail, baseball size, just southwest of Rockville. The NOAA report records the stone as 1.5 inches tall by 3 inches wide, and 2.50 inch hail fell at Rockville itself eight minutes later. It is the largest hail ever recorded in the county. Hail that dents a car will bruise a roof, and most of that damage is invisible from the ground. That's why our inspection goes up onto the roof and into the attic.

How Old Are the Roofs in Montgomery County?
Montgomery is old housing with expensive roofs on it. Bethesda’s median build year is 1970, 63.6% of it predates 1980, and 36.6% predates 1960, with the 1950s alone accounting for a fifth of the stock. Rockville is the opposite shape: a median of 1979 spread so evenly that no single decade holds more than 18.4%, which means there is no dominant roof cohort and no year when the neighborhood all needs a roof at once. Both markets are dense with slate, wood shake, and original decking that has been carrying shingle it was never sized for.

Do I need a permit to replace my roof in Montgomery County?
For a covering-only replacement, no. Montgomery County’s Department of Permitting Services lists "Roof (covering only)" under No Permits Required on its own home improvements page. Read the scope carefully, because it’s narrow: the exemption covers the covering. The moment the job touches decking, sheathing, or rafters, it becomes a Residential Restore/Repair Permit and a final inspection. Exterior work on a designated historic property needs a Historic Area Work Permit regardless.
I live in Rockville. Is that Montgomery County for permits?
No, and this catches people. The City of Rockville runs its own building department, and anyone inside the city limits gets permits, plan review, and inspections from the City of Rockville Inspection Services Division rather than Montgomery County DPS. Rockville also has its own Historic District Commission, separate from the county HPC. If your address says Rockville, check whether you’re actually inside the city line before you assume the county rules apply.
Does a historic designation stop me from putting on asphalt shingles?
Usually not, but it depends on what’s up there now. Montgomery County’s Historic Preservation Commission doesn’t require a Historic Area Work Permit for ordinary maintenance where the materials and design match what’s already in place. So a like-for-like asphalt replacement on a designated property is generally fine. What triggers a HAWP is a change: wood shake to asphalt, a different profile, or anything that alters the roofline or the dormers.
