We had our roof replaced last month by AHS and the process was great. Kevin Diaz came out and did a great job with the initial roof inspection and walk through of the process. Rama did a fantastic job with explaining the options and costs and getting everything setup and then keeping on top of everything. Just completed the final process for a new roof constructed by AHS. I was thoroughly impressed with AHS’s personnel specifically Brock Doctson. He took us through the entire process from talking to the insurance company to physically coming to the house for payment when needed. Usually not. Prince William publishes a dedicated Residential Roof Replacements handout, which is the clearest roofing guidance any jurisdiction in our service area puts out. It quotes the state code exemption for roof covering directly.

The event to know: on May 2, 2016, 2.25 inch hail at Occoquan, with 2.00 inch at Canova and further 1.75 inch reports at Occoquan and Hoadly on the same afternoon. It remains the county’s worst hail day on record. Hail that dents a car will bruise a roof, and most of that damage is invisible from the ground. That's why our inspection goes up onto the roof and into the attic.
Prince William then ran genuinely quiet. NOAA logged no severe hail at all in the county in 2022, 2023, or 2024, while Loudoun and Fairfax were getting hit. The next report is 1.00 inch at Triangle on May 5, 2025. If a roofer tells you Woodbridge has had recent hail, ask them for the date.

Prince William reads younger than it is. The county median is 1995, but that number is carried by the western end. Woodbridge sits at 1986 and is bimodal in a way that matters: a 1960s hump at 20.8% of the housing and a 2000s hump at 22.8%, with 32.3% of the stock predating 1970. So the same crew works original 1960s ramblers off the Route 1 corridor and mid-2000s townhouse blocks in the same week, and those are not the same roof.

Do I need a permit to replace my roof in Prince William County?
For a like-for-like shingle replacement, no. Prince William publishes a Residential Roof Replacements handout that quotes the state code exemption directly: replacement of an unlimited amount of roof covering does not require a permit at our design wind speed. A permit is required if we replace 256 square feet or more of decking, or if your decking has to be fire rated at all, which is the common case on townhouses. If a permit does get pulled, the county requires a 151R final inspection to close it out.
Does Prince William County require an ice barrier and drip edge?
Ice barrier, yes. Drip edge, it depends on the shingle. The county’s roofing handout is explicit on both. The state building code requires ice barrier, running 24 inches inside the exterior wall line, or 36 inches along the slope where the pitch is 8:12 or steeper. On drip edge the handout reads that the code "does not prescriptively require" it, but that if the shingle manufacturer requires drip edge, then it’s required. Every manufacturer we install requires it, so in practice your roof gets it.
Has Prince William County had hail recently?
Not for a while, and we’d rather say so. NOAA logged no severe hail anywhere in Prince William in 2022, 2023, or 2024. The county’s worst hail day on record is still May 2, 2016, when 2.25 inch stones hit Occoquan, and the most recent severe report is 1.00 inch at Triangle in May 2025. Prince William is a wind county more than a hail county: the peak gust on record is 83 miles per hour at Featherstone in May 2021. If someone is telling you your Woodbridge roof has fresh hail damage, ask them which storm they mean.
