    We had our roof replaced last month by AHS and the process was great. Kevin Diaz came out and did a great job with the initial roof inspection and walk through of the process. Rama did a fantastic job with explaining the options and costs and getting everything setup and then keeping on top of everything. The crew was friendly and professional and did an excellent job with the install and the cleanup. Finally, Lukas Turner was great with the post install inspection and walkaround.

    Just completed the final process for a new roof constructed by AHS. I was thoroughly impressed with AHS’s personnel specifically Brock Doctson. He took us through the entire process from talking to the insurance company to physically coming to the house for payment when needed. What Is a Standing Seam Metal Roof?

The panels run top to bottom and lock together at raised seams, so every fastener hides underneath instead of getting driven through the surface. That's the difference between the metal roof on a house and the one on a barn, and it's most of the difference in price.

Panels run vertically from ridge to eave and lock together at raised seams, with the fasteners hidden underneath. Nothing penetrates the weather surface, which is why it's the longest-lived metal roof and the one worth having. This is what we install on most homes.
Exposed fastener panel
Panels screwed through the face, with the fastener and its rubber washer sitting in the weather. It costs less and the washers are the failure point: they need attention decades before the panel does. It belongs on outbuildings more than on houses.
Metal shingle and tile profiles
Metal stamped to read as shingle, slate, or tile from the street. The reason to choose it is an HOA or a streetscape that won't accept the vertical lines of standing seam, and it's worth knowing that constraint before you fall in love with a profile.

The process

How a Metal Roof Installation Works

Five steps, and the second one is the one nobody else will offer you. A metal roof is a 50-year commitment made in an afternoon, and it deserves the arithmetic before the samples.

  1. Inspect the roof and the attic

    A free on-site inspection that goes into the attic. Metal is a 50-year decision and the decking under it has to be sound enough to deserve one, because you won't see it again.

  2. Run the metal versus shingle numbers with you

    Both options priced side by side against how long you plan to stay. This is the step that talks some people out of metal, and it's the step that makes the ones who buy it certain.

  3. Select the system, profile, and color

    Panel profile, seam height, gauge, and finish chosen off real samples against your siding and roofline. If you have an HOA, we read its architectural rules at this step, long before anything goes on the roof.

  4. Pull the permit and tear off

    We file with your jurisdiction and schedule the inspection. The old roof comes off to the decking, because a metal roof laid over shingle buries the one look at the deck you get in half a century.

  5. Install, clean up, and register the warranty

    Panels are formed to your roof, the flashings and penetrations get detailed, and the site is magnet-rolled for metal. We register the warranty paperwork for you instead of leaving it on your counter.

Is a Metal Roof Worth It?

Only if you're staying about 20 years or more. That's the entire calculation, and it's the one number a salesman won't ask you for. Metal costs substantially more today and lasts two to three times as long, so it's cheaper per year and more expensive this year. Stay 25 years and it wins outright. Move in eight and you bought a roof for the next owner, and we'd rather tell you that now than sell it to you.

Paying for it

The same terms apply as any other job. Two payment structures, a soft credit check to start, and strong and weaker credit both considered. How long does a metal roof last?

A properly installed standing seam roof lasts 40 to 70 years, against 20 to 30 for architectural shingle. That's the entire argument for metal, and it only pays if you're staying in the house long enough to collect it. If you expect to sell within a decade, the numbers usually favor shingle and we'll say so.

Is a metal roof worth the extra cost over shingle?

It depends on how long you're staying, and that's the only question that actually decides it. Metal costs substantially more up front and lasts two to three times as long, so it wins on cost per year and loses on cost today. Stay 25 years and metal is cheaper; move in eight and you paid for a roof the next owner gets. We'd rather you run that calculation honestly than have us make it for you.

Is a metal roof loud in the rain?

No, and this is the most persistent myth about metal roofing. The noise people remember is a metal panel over open framing, like a barn or a shed. A residential metal roof sits on solid decking with underlayment and an insulated attic beneath it, and it's comparable to shingle from inside the house.

Does a metal roof attract lightning?

No. Metal doesn't attract lightning, and if a strike does happen a metal roof is the safer surface for it: it's non-combustible and it disperses the energy rather than igniting. This one is worth stating plainly because it comes up on most metal estimates.

Can you install metal over my existing shingles?

It's physically possible and we generally advise against it. A layover hides the decking at the exact moment you have the only chance in 50 years to inspect it, and you'd be hiding a bad deck under a roof built to last 50 years, and that's about the worst money-saver there is. We tear off so we can see what the new roof is being fastened to.

Will a metal roof lower my energy bills?

It helps in summer and does little in winter. Metal reflects solar radiation rather than absorbing it, which reduces attic heat gain and the cooling load on DMV summers. It's a real effect and a secondary reason to buy metal. Attic ventilation and insulation move that number more than the roof surface does.

Does a metal roof help with insurance?

Sometimes. Some carriers discount for impact-resistant and non-combustible roofing, and the amount varies by carrier and policy. Ask yours directly rather than assuming it, because it's not universal and it's not usually large enough to change the decision on its own.

Do you install metal roofing on homes with an HOA?

Yes, and the approval is the part to start early. Many DMV associations have architectural rules on roof material, profile, and color, and standing seam reads differently from shingle from the street. We'll supply the product data and color samples your architectural committee asks for. The approval is yours to get, and it's worth starting before you pick a color you love.
