The honest test is whether the rest of the roof has enough life left to be worth protecting. It depends on what's actually leaking, and that's exactly why we won't quote a repair over the phone. The cost is driven by the size of the affected area, whether the decking underneath is wet or rotten, how difficult the spot is to reach, and whether the failure is flashing, shingle, or ventilation. A pipe boot and a failed valley are the same word on the phone and different jobs on the roof.

We start in the attic, not on the roof. Water travels along the decking and the rafters before it shows on your ceiling, so the stain is almost never under the hole. Tracing it from underneath is what tells us where to look on top, and it's the step that separates fixing a leak from patching a stain and waiting for it to come back.

We can tarp it in the rain, and in most cases the same night. The actual repair needs a dry surface, because shingles and sealant won't bond to wet decking and a repair made in the rain fails. Stopping the water and fixing the roof are two different jobs, and they shouldn't wait on each other.

Not if it's done right with matching system parts. Done wrong, it can. Manufacturer warranties are written against the system, so a repair using the wrong underlayment or the wrong fastener pattern can void coverage on the whole roof rather than just the patch. If your roof is under an existing manufacturer warranty, tell us at the inspection and we'll work inside its terms.

Usually close, rarely exactly. Shingle lines get discontinued and every roof fades, so a new shingle beside a ten-year-old one won't be a perfect match even in the same color. On a visible slope we'll show you what the match actually looks like before we do it, and if it will bother you, that's worth knowing before rather than after.

Most repairs are a single day, and many are a few hours. What extends it is decking that turns out to be rotten, damage that is more widespread than it looked from the ground, or weather. If the repair turns into something bigger once we are on the roof, you hear the number before we continue, not after.
