We had our roof replaced last month by AHS and the process was great. Kevin Diaz came out and did a great job with the initial roof inspection and walk through of the process. Rama did a fantastic job with explaining the options and costs and getting everything setup and then keeping on top of everything. The crew was friendly and professional and did an excellent job with the install and the cleanup. Finally, Lukas Turner was great with the post install inspection and walkaround.

Just completed the final process for a new roof constructed by AHS. I was thoroughly impressed with AHS’s personnel specifically Brock Doctson. He took us through the entire process from talking to the insurance company to physically coming to the house for payment when needed. He explained the entire process in great detail and was very attentive in following up and answering any questions. AHS should be very proud of his work ethic. Will recommend this company to anyone.

Roofing in Columbia

What Makes Roofing in Columbia Different

In Columbia the county permit is almost beside the point and your village is the whole story. James Rouse began quietly assembling land in November 1962 through five straw companies so nobody would know who was buying, announced 14,000 acres in October 1963, and dedicated Wilde Lake in June 1967. What he built into the deeds outlasted him: Columbia is ten villages, Wilde Lake, Harper’s Choice, Oakland Mills, Owen Brown, Long Reach, Kings Contrivance, Hickory Ridge, Dorsey’s Search, River Hill, and Town Center, and each one has its own incorporated community association and its own Architectural Committee enforcing covenants recorded in Howard County land records as part of your deed. The roofing rule, in Wilde Lake’s words, is the one to know: "An application is not required to replace a roof with material of the same color, style and composition as the existing roof. However, if the repair projects will involve a change in color, materials, or style then you must apply for AC approval." Read that twice, because it catches almost everyone. Going from a builder three-tab to an architectural shingle in a nicer color, which is what most people actually want, is a change in color and style, and it needs your village’s approval before work starts. 57.2% of Columbia went up between 1970 and 1989, so most of these roofs are due, and most of these homeowners want the upgrade.

Drive time from our Falls Church office: About 42 miles via the Beltway and I-95 north, across the American Legion Bridge. Roughly 50 to 60 minutes off-peak.

Permits

Do You Need a Permit to Re-Roof in Columbia?

Usually not. Columbia is unincorporated, so Howard County DILP is the building office, and the county’s adopted building code exempts roof covering replacement outright. Your village Architectural Committee is the approval that actually applies.

"Replacement of roof coverings with no other structural repairs."

Howard County Department of Inspections, Licenses and Permits

When a permit does apply

  • Structural repairs. The code carries an exception reading "Up to 64 square foot of roof sheathing," which reads as allowing that much sheathing inside the exemption, though the clause is genuinely ambiguous as drafted

Who Else Has to Approve Your Columbia Roof

Village level, not Columbia Association level, and the distinction is not pedantry. The Columbia Association is a private nonprofit that runs open space and recreation; it is not your architectural authority. Each of the ten villages has its own Architectural Committee or Resident Architectural Committee enforcing its own recorded covenants, and they are not identical. Wilde Lake’s guidelines exempt a true like-for-like re-roof but require an application for any change in color, material, or style; Wilde Lake’s published turnaround is about two weeks. Other villages have their own rules and their own calendars, so check with your village’s Covenant Advisor. Howard County maintains a contacts page for the village architectural committees. There are no historic districts in Columbia. Ellicott City, Savage, Lawyers Hill, and Daniels are all outside it, so the covenant regime substitutes entirely for historic review here.

We prepare and submit these applications as part of the job, but the review calendar belongs to the association or the board, not to us, so the earlier we start yours the better.

The work

How a Columbia Roof Replacement Works

A replacement means the old roof comes off down to the decking and a complete new system goes on. Every job runs the same way, in Columbia as anywhere else we work: a free inspection that goes into the attic, a ventilation assessment, both packages priced at your kitchen table, then tear-off and install, usually in 3 to 5 days, and a broom-swept cleanup with a magnet run for nails. The full step-by-step, the pricing factors, and the financing tiers are on our roof replacement page.

There are two ways to structure the payment, and you see the exact terms in writing before you sign. See roof financing options, or if a storm brought you here, the roof insurance claims page.

Questions

Roof Replacement in Columbia, Answered

Do I need a permit to replace my roof in Columbia?

For a covering-only replacement, no. Columbia is unincorporated Howard County, so the Department of Inspections, Licenses and Permits is your building office, and the county’s adopted building code exempts "replacement of roof coverings with no other structural repairs." The code carries an exception for up to 64 square feet of roof sheathing, though that clause is ambiguously drafted and worth confirming with DILP at 410-313-2455 on your specific job. The approval that will actually affect your project in Columbia isn’t the county’s. It’s your village’s.

Does my Columbia village have to approve my new roof?

It depends entirely on whether anything is changing, and the line is finer than people expect. Wilde Lake’s guidelines put it this way: "An application is not required to replace a roof with material of the same color, style and composition as the existing roof. However, if the repair projects will involve a change in color, materials, or style then you must apply for AC approval." So a true like-for-like replacement needs nothing. But upgrading from a three-tab to an architectural shingle, or picking a different color, which is what most homeowners actually want, is a change and needs approval before work starts. Rules vary by village, so we check yours.

Is the Columbia Association the same as my village association?

No, and it matters for your roof. The Columbia Association is a private nonprofit that manages open space, paths, and recreation facilities across Columbia. It’s not a government and it’s not your architectural authority. Each of the ten villages, Wilde Lake, Harper’s Choice, Oakland Mills, Owen Brown, Long Reach, Kings Contrivance, Hickory Ridge, Dorsey’s Search, River Hill, and Town Center, is its own incorporated association with its own Architectural Committee and its own recorded covenants, and those covenants are part of your deed. Your village Covenant Advisor is who you want, not CA.

How old are Columbia roofs?

Due, mostly. 57.2% of Columbia was built between 1970 and 1989, with the 1970s alone accounting for 31.5% of the housing. That puts the bulk of the community on its second or third roof, and the original decking has now spent fifty years under whatever the last two roofers left behind. Howard County’s signature hail day was May 22, 2014, with 1.75 inch stones at Highland, and 1.50 inch hail fell at Glenwood as recently as May 2025. On a roof of that age, hail damage from any of those is worth a look you can’t do from the ground.

How much does a roof replacement cost in Columbia, MD?

The price comes down to five things: the number of squares of roof area, the pitch, how many stories the house is, the condition of the decking underneath, and how many layers of old shingle have to come off. Two houses on the same street can differ by thousands on decking and tear-off alone, which is why we won't quote a roof over the phone. Every estimate is free and on-site, and it comes back the same day with both packages priced so you can see exactly what you're choosing between.

How long does a roof replacement take?

Most roof replacements run 3 to 5 days from tear-off to final walkthrough, and one-day installs are available on qualifying homes. The install itself is often a single day on an average home; the rest of the window is material delivery, weather, and any approval your HOA or historic district needs first. You get the schedule before the crew arrives, not after.

Should I repair my roof or replace it?

If the damage is localized and the roof still has service life left, repair is the right call and we'll tell you so. Replacement makes sense when the shingles are at the end of their life, when there's damage across multiple slopes, or when you've already patched the same roof more than once. We inspect the attic and the decking before making that call, because what a roof looks like from the driveway isn't the whole story.

Will my homeowners insurance pay for a roof replacement?

It depends on why the roof failed. Insurance covers sudden damage from wind, hail, or a storm. It doesn't cover a roof that simply wore out. We document the damage for your carrier, handle partial approvals, and regularly overturn denied claims. If a claim isn't the right path, we'll say so, because a denied claim on your record doesn't help you.

What happens if you find rotten decking under my shingles?

We show you before we replace it. Decking condition is invisible until the old roof is off, which makes it the most common reason a final number moves off the estimate. We agree the per-sheet price for decking replacement up front, and you get photographs of anything we pull.

Why does attic ventilation matter on a new roof?

Because a roof with bad ventilation dies early. Trapped heat and moisture cook shingles from underneath, shorten the life of the roof, and can void the material warranty. Ventilation is part of the roof system, not an upsell. We inspect the attic and assess ventilation on every job, and we'll tell you if what's up there is undersized for the roof going on top of it.

Can you install a new roof over my existing shingles?

We don't do it as a default and we generally advise against it. A layover hides the decking, adds weight, traps heat, and shortens the life of the new shingles, and most manufacturers won't warranty the result. Tearing off costs more up front, and it's the only way to see and fix what's underneath.

What is the difference between felt paper and synthetic underlayment?

Felt is tar paper. It tears when a crew walks on it and it holds water once it gets wet, which is a problem on the one layer that is supposed to shed water if a shingle ever lifts. Synthetic underlayment is a woven sheet that does not tear underfoot and does not absorb. Both packages we install use synthetic across the entire deck.

Why does starter shingle matter?

Starter is a sealed strip along every eave and rake, which is exactly where wind gets its grip on a roof. It also does something most homeowners never hear about: on the Platinum package the starter is made by TAMKO to bond to the Titan XT shingle, and that single component is what takes the wind warranty from 130 mph to 160. A competitor quoting the same shingle with generic starter isn't selling the same roof and can't register the same warranty.

How do I know if my roof deck needs replacing?

Nobody knows for certain until the old roof comes off, and any contractor who tells you otherwise on the driveway is guessing. What we usually find is one of four things. Half-inch to five-eighths CDX plywood is what we want, and it's ready for a new system as-is. OSB is acceptable while it's dry. Three-eighths plywood and older plank decking typically need to be addressed before shingles go on, because nails don't hold reliably in either one.

Is a 160 mph wind warranty guaranteed?

It's a limited warranty with conditions, not a performance guarantee. TAMKO's WindGuard 160 mph coverage applies to the Titan XT shingle installed with TAMKO starter and TAMKO hip and ridge. The shingle on its own does not qualify. TAMKO also states plainly that its limited warranty does not cover hurricanes, whatever the product does in a storm, so nobody should be selling you one on that basis.

Why does the whole system have to be TAMKO?

It doesn't have to be, but the highest warranty tier requires it. TAMKO's DiamondShield program requires four TAMKO accessories: starter, underlayment, ice and water shield, and hip and ridge. Install a TAMKO shingle with generic components and the roof is not eligible for that coverage at any price. That is an eligibility rule TAMKO wrote, not an upsell we invented.

What does Class 3 impact resistance mean, and will it lower my insurance?

Class 3 is an impact rating from UL 2218 laboratory testing, and the Titan XT shingle on our Platinum package carries it. Whether it lowers your premium is a question for your agent. Some carriers discount impact-rated roofing and many do not, and it varies by state and by policy, so it is worth asking rather than assuming either way.
