Inspect the roof and the attic
A free on-site inspection that starts in the attic. Decking, flashing, and ventilation get looked at, because the shingles are the only part you can see and rarely the whole problem.

Assess ventilation and intake
We measure what intake and exhaust the roof actually has against what the new system needs. Ventilation is part of the roof, and getting it wrong is what kills a roof early and voids the material warranty.

Present both packages, priced
A full damage report and a written proposal the same day, with the Standard and Platinum systems priced side by side. You see what separates them before you choose, and you keep the proposal either way.

Select materials and colors
You pick the shingle line and color off real samples against your siding and trim, and we confirm the system components that the manufacturer warranty depends on.

Handle the permits, if you even need one
Most roofs here need no building permit at all: Virginia and Maryland both exempt like-for-like roof covering. We confirm which jurisdiction you're in, whether anything on your roof trips an exception, and whether your HOA or historic district has to approve it first. When a permit is genuinely required, we pull it.

Tear off and install
Most homes are done in 3 to 5 days, with one-day installs available on qualifying roofs. Rotten decking gets photographed and shown to you before it's replaced at the per-sheet price agreed up front.

Clean up and walk the job
Broom-swept and magnet-rolled for nails, then a final walkthrough with you before we leave. We register the warranty paperwork with the manufacturer so you don't have to.

What Goes On Your Roof, in Order
Shingles are the raincoat. The four components underneath them are the waterproofing, and they are the part of a roof you pay for once and never see again. Every roof we install goes on in this order, and nothing gets skipped because a job is running long.

Roof deck
Everything comes off, down to the wood. Every sheet gets inspected and anything rotted gets replaced, at a per-sheet price agreed with you before the crew arrives.

Waterproofing the vulnerable spots
Valleys, eaves, and every place something penetrates the roof. These are where water gets in first, and they get sealed before anything else goes down.

Ice and water underlayment
A sealed membrane that bonds to the deck and self-seals around nails. It runs the valleys, the eaves, and around every pipe, vent, and chimney.

Synthetic underlayment
A tear-resistant barrier across the entire deck. Not felt paper, which tears when a crew walks on it and holds water once it is wet.

Starter shingles
A sealed edge along every eave and rake, which is exactly where wind gets its grip. On the Platinum package the starter is what earns the 160 mph rating.

Asphalt shingles

Nobody Knows What Your Deck Looks Like Until the Roof Comes Off
This is the one thing no contractor can tell you on your driveway, and anyone who does is guessing. Once the old roof is off we can finally see the wood, and there are four things we typically find. Two are fine. Two mean there is work to do before a single shingle goes on.

Lomanco ridge vent and metal drip edge are included in both packages. Both start with the same complete tear-off, the same deck inspection, and the same final quality control inspection.
Why matched components change the warranty
The 160 mph WindGuard warranty requires TAMKO starter and TAMKO hip and ridge alongside the Titan XT shingle. The shingle on its own does not get you there. If you are holding a competing quote for a Titan XT roof with generic starter, it is not the same roof and it cannot register the same warranty, whatever the number at the bottom says.

How Much Coverage a Roof Qualifies For
TAMKO writes several levels of limited warranty, and the level your roof qualifies for depends on how complete the system is when it goes on. DiamondShield is the top tier and it is the one we register. It requires four TAMKO accessories: starter, underlayment, ice and water shield, and hip and ridge. A shingle-only roof cannot register it at any price.

After the full start period, coverage continues on a 20% prorated basis. The 50-year full start figure applies to qualifying single-family installations. TAMKO's written limited warranty governs in all cases.
The workmanship column is the one worth looking at. Materials almost never fail; installations do, and the lower tiers leave that column empty. Under DiamondShield it is TAMKO who arranges the repair if the installation is ever wrong, which is a different promise from a contractor saying they will come back.

What Determines the Price of a Roof Replacement?
Five things: the roof's area in squares, its pitch, how many stories the house is, the condition of the decking underneath, and how many layers of old shingle have to come off. Two houses on the same street can differ by thousands on decking and tear-off alone, which is why we won't quote a roof over the phone, and anyone who does is guessing.
Roof area, measured in squares
One square is 100 square feet. It's the unit every roofing estimate is built on, and it's why a bigger footprint isn't automatically a bigger number when the roof is simple.
Pitch
A steep roof needs staging, harnesses, and slower work. The same square footage costs more to install the steeper it gets.
Stories
Height changes access, ladder staging, and how material and debris move. A three-story colonial and a rambler are different jobs at identical square footage.
Decking condition
Invisible until the old roof is off, and the most common reason a final number moves. Priced per sheet, agreed before we start, photographed before we replace anything.
Layers to tear off
Two layers of old shingle is twice the tear-off labor and twice the disposal. It's also the most common thing a phone quote gets wrong.
Paying for it
There are two ways to structure it: clear the balance inside a promotional window with no interest, or take a fixed monthly payment that never changes. Both start with a soft credit check, and we work with strong and weaker credit both. A roof is rarely a purchase anyone plans for, and the payment structure shouldn't be the reason a failing roof stays on the house. How much does a roof replacement cost in Northern Virginia?
The price comes down to five things: the number of squares of roof area, the pitch, how many stories the house is, the condition of the decking underneath, and how many layers of old shingle have to come off. Two houses on the same street can differ by thousands on decking and tear-off alone, which is why we won't quote a roof over the phone. Every estimate is free and on-site, and it comes back the same day with both packages priced so you can see exactly what you're choosing between.
How long does a roof replacement take?
Most roof replacements run 3 to 5 days from tear-off to final walkthrough, and one-day installs are available on qualifying homes. The install itself is often a single day on an average home; the rest of the window is material delivery, weather, and any approval your HOA or historic district needs first. You get the schedule before the crew arrives, not after.
Do I need a permit to replace my roof?
Usually not, and most roofing sites get this backwards. Virginia's statewide building code exempts replacement of an unlimited amount of roof covering wherever the design wind speed is 100 miles per hour or less, and Northern Virginia is 90, so a like-for-like re-roof needs no permit. Fairfax County lists roof shingle replacement as permit-exempt outright, and Montgomery County, Prince George's County, and Howard County all do the same in Maryland. A permit does come back if the job goes structural, if your decking has to be fire rated, which is common on townhouses, or if you're in a historic district. Alexandria's historic districts are the one place around here where a permit is genuinely required for most roofs. We tell you which of those applies to your house before we start.
Should I repair my roof or replace it?
If the damage is localized and the roof still has service life left, repair is the right call and we'll tell you so. Replacement makes sense when the shingles are at the end of their life, when there's damage across multiple slopes, or when you've already patched the same roof more than once. We inspect the attic and the decking before making that call, because what a roof looks like from the driveway isn't the whole story.
Will my homeowners insurance pay for a roof replacement?
It depends on why the roof failed. Insurance covers sudden damage from wind, hail, or a storm. It doesn't cover a roof that simply wore out. We document the damage for your carrier, handle partial approvals, and regularly overturn denied claims. If a claim isn't the right path, we'll say so, because a denied claim on your record doesn't help you.
What happens if you find rotten decking under my shingles?
We show you before we replace it. Decking condition is invisible until the old roof is off, which makes it the most common reason a final number moves off the estimate. We agree the per-sheet price for decking replacement up front, and you get photographs of anything we pull.
Why does attic ventilation matter on a new roof?
Because a roof with bad ventilation dies early. Trapped heat and moisture cook shingles from underneath, shorten the life of the roof, and can void the material warranty. Ventilation is part of the roof system, not an upsell. We inspect the attic and assess ventilation on every job, and we'll tell you if what's up there is undersized for the roof going on top of it.
Can you install a new roof over my existing shingles?
We don't do it as a default and we generally advise against it. A layover hides the decking, adds weight, traps heat, and shortens the life of the new shingles, and most manufacturers won't warranty the result. Tearing off costs more up front, and it's the only way to see and fix what's underneath.
What is the difference between felt paper and synthetic underlayment?
Felt is tar paper. It tears when a crew walks on it and it holds water once it gets wet, which is a problem on the one layer that is supposed to shed water if a shingle ever lifts. Synthetic underlayment is a woven sheet that does not tear underfoot and does not absorb. Both packages we install use synthetic across the entire deck.
Why does starter shingle matter?
Starter is a sealed strip along every eave and rake, which is exactly where wind gets its grip on a roof. It also does something most homeowners never hear about: on the Platinum package the starter is made by TAMKO to bond to the Titan XT shingle, and that single component is what takes the wind warranty from 130 mph to 160. A competitor quoting the same shingle with generic starter isn't selling the same roof and can't register the same warranty.
How do I know if my roof deck needs replacing?
Nobody knows for certain until the old roof comes off, and any contractor who tells you otherwise on the driveway is guessing. What we usually find is one of four things. Half-inch to five-eighths CDX plywood is what we want, and it's ready for a new system as-is. OSB is acceptable while it's dry. Three-eighths plywood and older plank decking typically need to be addressed before shingles go on, because nails don't hold reliably in either one.
Is a 160 mph wind warranty guaranteed?
It's a limited warranty with conditions, not a performance guarantee. TAMKO's WindGuard 160 mph coverage applies to the Titan XT shingle installed with TAMKO starter and TAMKO hip and ridge. The shingle on its own does not qualify. TAMKO also states plainly that its limited warranty does not cover hurricanes, whatever the product does in a storm, so nobody should be selling you one on that basis.
Why does the whole system have to be TAMKO?
It doesn't have to be, but the highest warranty tier requires it. TAMKO's DiamondShield program requires four TAMKO accessories: starter, underlayment, ice and water shield, and hip and ridge. Install a TAMKO shingle with generic components and the roof is not eligible for that coverage at any price. That is an eligibility rule TAMKO wrote, not an upsell we invented.
What does Class 3 impact resistance mean, and will it lower my insurance?
Class 3 is an impact rating from UL 2218 laboratory testing, and the Titan XT shingle on our Platinum package carries it. Whether it lowers your premium is a question for your agent. Some carriers discount impact-rated roofing and many do not, and it varies by state and by policy, so it is worth asking rather than assuming either way.
